Developer Landform wants permission to build at ‘nursery fields’ behind Chalcroft Nurseries off Chalcraft Lane.

An outline planning application has been submitted to Arun District Council for the housing parcel.

Back in 2018 Arun’s 20-year local plan including the West Bersted strategic allocation of at least 2,500 homes.

The submission also follows the approval of a masterplan for the entire West Bersted development earlier this year.

Landform, the Church Commissioners for England and Landlink Estates collectively control all the land within the strategic allocation.

An application for 20 homes and new and modernised commercial space at the Chalcroft Nurseries site has been submitted to Arun separately on behalf of Landform and is awaiting determination.

Linden Homes has completed a development nearby off New Barn Lane, while Bellway Homes has recently secured planning permission for 50 homes next to the Jubilee Recreation Ground.

According to Landform, the nursery fields development ‘will be the catalyst for the wider strategic development’.

It would include 30 per cent affordable housing, equating to 67 units.

The development would share the access with the Chalcroft Nurseries site and a footway/cycleway would connect to a Toucan crossing in Chalcraft Lane.

The application concludes: “The new neighbourhood at nursery fields forms part of a wider strategic mixed use allocation ‘West of Bersted’ and will offer the opportunity to provide a sustainable expansion to West Bersted contributing to the local housing growth needs.

“The aim is to create a neighbourhood fully integrated within its context, that will provide a mix of spaces that benefits the existing and new community. Clusters of housing are set amongst key site features such as retained established trees and hedgerows and new green spaces, providing opportunities for play, social interaction and relaxation.

“The new integrated green infrastructure network also establishes a connected series of walking and cycling routes within the new neighbourhood and to the new local centre and primary school to be provided as part of the wider allocation scheme.”
