Bid for new Wickes store in County Oak

Plans for a new home improvements store in County Oak have been submitted.

The borough council has received an application for a Wickes branch at 1-3 Betts Way, an empty brownfield site near the Astral Towers.

The proposals included an access road from the Betts Way roundabout, 57 car park spaces and a mezzanine. The store was expected to generate 60 vehicle trips from 8am to 9am and 50 from 5pm to 6pm. A Transport Statement said the trips’ impact would be reduced if ‘linked, diverted and transferred trips associated with the new development are taken into account’. It added: “The existence of a number of commercial and retail uses within the vicinity of the development will mean that many customers would already be in the area.

“With regard to parking demand, it is also clear that providing more parking than is proposed would result in staff in particular to be encouraged to drive to work, which is contrary to sustainable travel policies as the maximum accumulation based on the surveyed Wickes sites was 41 vehicles. As such, the proposed 57 spaces will be sufficient to accommodate the parking requirements of the site.
