Flexible use boosts site’s saleability

PERMISSION has been granted to change the use of an industrial building in Dolphin Road, Shoreham.

Adur District Council’s planning committee approved flexible use, covering light industrial, general industrial, and storage and distribution options, for the site at 30 to 40 Dolphin Road.

Principal planning officer Peter Barnett said at Monday’s meeting that Hargreaves had the property on the market and the change of use would ‘increase its attractiveness to potential occupiers’ and widen the industrial use in the building from just general industrial use (class B2) to a mixture. The options covered were all fully in keeping with the character of the industrial estate, he added.

Pat Beresford, Adur cabinet member for regeneration, said the Government had just issued a consultation paper and if that became a fact, the council would no longer need to look at this type of application. It was looking into relaxing planning rules on change of use and the different classes would become ‘somewhat melded’ into more comprehensive planning conditions.

In any case, there was only ‘a cigarette paper’s width’ between some of the classifications in the B class, because the differences were so minute in some cases.

“If we can expand the opportunities for these sort of sites, it expands the opportunities for surrounding areas, coupled with jobs.”
