Early reports say he told the 999 call handler he could see a woman inside, then went into the burning building and rescued her.
West Sussex Fire and Rescue Service say crews from Hurstpierpoint and Henfield arrived to find a 'severe and well developed' fire had taken hold of the roof and first floor.
Firefighters in breathing apparatus searched the building, but found no-one inside.
About 40 firefighters tackled the blaze using jets, hose reels, and an aerial ladder platform.
Crews from Henfield, Partridge Green, Steyning, Hurstpierpoint, Worthing, Shoreham, Keymer, Burgess Hill, and Brighton were all involved.
Fire investigators are studying the scene to determine the cause of the fire.
